Types of Loans
• First or second mortgages on income producing real estate up to 85% of value.
• First or second mortgages on residential up to 85% of value (90% case by case).
• 1st mortgages on residential and commercial land up to 75% of appraised value.
• Construction loans up to 100% of cost and up to 80% loan to value.
• Loans to condominium corporations.
Terms
• Loan amounts of $200,000 to $50,000,000
• Interest only (or an interest reserve established at funding).
• Limited recourse
• Bridge and mezzanine loans
• 6 months to 5 year terms
Due diligence includes exit strategy, site inspection, local market review, and third party reports including appraisals, environmental and building condition reports.
Residential mortgages range from of $150,000 to $20,000,000.00 from borrowers whose financing needs are not being met by financial institutions.
Typical borrowers are self-employed individual with non-provable income or have bruised credit, or have low income but substantial assets, individual turned down by the bank because of bad credit, individuals having financial problems with home equity.
CBIC does not have a template-there is no “one-size-fits-all” model used to try to shape the client into. There is no debt to equity ratio box to fit into. CBIC lenders provide true equity lending.
While other firms spend their time looking for capital, CBIC is presenting their clients to the Capital.
