hi susan adams. i have never bought a house. i am tired of living in apartments. i am 50yrs. old. i am on permanent CPP and ODSP. royal bank will not consider my odsp as income for me to get a mortgage to purchase a home. i have been looking at a place for the past couple yrs. in the beginnning it was 69,000.00. someone bought it. wanted over 100,000.00. now it is 89,000.00. i haven’t seen any visual pics of upgrades since the first price. i got a little info from the real estate agent. but not all is reassuring. i would really like to know if i even qualify as a first time home buyer for a pre-approved mortgage. i owe 9,000.00 to my royal bank on line of credit because of a car i bought and had major repairs one after another. which was out of my control. the place i am looking at is 2575 hwy. 518 west, sprucedale ontario. i don’t know all the costs needed to purchase a home of this type. and how low i can get it down to. i know of certain renos it needs. it had stated a $380/mth. mortgage. and $870/yr. taxes. propane furnace and wood backup heat. i am not sure of the cost of house insurance per month. or legal fees. i am hoping that i get honest down to earth answers. no beating around the bush from a licensed broker in you. i was told it needs a new pressure tank. i believe it would need to b insulated. (it looks all original walls inside.and considering the age. i don’t feel it is actually insulated well.it is on a well and sewer. not town water or sewer feew. if u can help me with whatever i need to know if i qualify for a pre-approved mortgage as a first time home buyer and if i can afford to do this, please tell me what it would take and what costs i am looking at. thank you Susan in advance
